Associates retain full professional independence while accessing Benchmark's brand infrastructure, project pipeline, and professional indemnity coverage on a project-by-project basis across England and Wales.
The model is designed for MRICS, FRICS, CMIOSH, MAPM, and similarly qualified professionals with typically 10+ years of post-qualification experience who have the expertise to deliver exceptional consultancy but lack the brand positioning, framework access, and procurement infrastructure needed to win that work consistently as an independent practitioner.
Unlike traditional employment, umbrella companies, or unbranded subcontracting, the Benchmark Associate model provides a credible, professionally presented consultancy identity backed by ISO-aligned quality management, centrally maintained professional indemnity and public liability insurance, and positioning on public sector construction frameworks, competitive tenders under the Procurement Act 2023, and direct client appointments — while the Associate remains self-employed and in control of which projects they accept.
Associates operate across healthcare, social housing, local authority capital programmes, education, and private commercial sectors — delivering consultancy through Benchmark's four core service lines: CDM Principal Designer, Employer's Agent, Lead Consultant, and Project Management.

The Benchmark Lead Consultants Associate Consultant process is straightforward, transparent, and designed to set professionals up for success from their first engagement. There are five stages.
Submit your expression of interest with your CV, professional qualifications, and areas of expertise. Every application is reviewed personally by Mark Evans MBA CRE, FCMI, Director of Benchmark Lead Consultants, and assessed for alignment with our four service lines — CDM Principal Designer, Employer's Agent, Lead Consultant, and Project Management — and our quality standards.
Once approved, you sign our Associate Consultant Agreement — a clear, fair document that sets out the terms of engagement, fee structures, brand usage rights, confidentiality obligations, and mutual responsibilities. The agreement confirms that Associates are self-employed professionals, not employees, and are engaged on a project-by-project basis with no obligation to accept any given appointment. The agreement is designed to protect both parties and ensure that every Associate engagement meets the professional standards Benchmark Lead Consultants' clients expect.

As projects arise that match your skills and availability, we offer them to you. You choose which projects to accept — and you are free to decline any appointment without obligation. Engagement terms, scope, and fees are agreed before each appointment.
You deliver the work to Benchmark Lead Consultants' quality standards, supported by our QMS, branded templates, and quality assurance guidance from Mark Evans MBA CRE, FCMI. We handle client invoicing, contract management, and quality assurance reviews — ensuring consistency, compliance, and professional standards across every engagement. Associates invoice Benchmark Lead Consultants for their agreed fees; Benchmark invoices the end client under its own commercial relationship. All deliverables are issued under the Benchmark Lead Consultants brand, backed by our professional indemnity and public liability insurance.

Associates deliver under our professional umbrella without the cost or administrative overhead of maintaining these individually.

Experienced project managers with a demonstrable track record of delivering construction programmes across public and private sectors — from RIBA Stage 0 feasibility through to practical completion, final account, and close-out. Professionals should have experience of contract administration under NEC4 Engineering and Construction Contract (including Options A, C, and E), JCT Design and Build Contract 2016, or JCT Standard Building Contract 2016. Experience of public sector procurement routes, including Find a Tender Service and Contracts Finder, is valued.
Qualified CDM Principal Designers with practical experience of fulfilling the statutory duties under the Construction (Design and Management) Regulations 2015, including planning, managing, and coordinating health and safety during the pre-construction phase, managing pre-construction information, coordinating design risk elimination and reduction, and preparing the Health and Safety File. We also welcome CDM Advisers with experience of supporting clients in a non-statutory advisory capacity. Relevant qualifications may include CMIOSH, Tech IOSH, GradIOSH, APS membership, or equivalent.
Professionals experienced in the Employer's Agent role under JCT Design and Build Contract 2016 — including certifying interim and final payments, reviewing Contractor's Proposals against Employer's Requirements, assessing variations, and managing the rectification period — with strong NEC4 Engineering and Construction Contract and JCT Standard Building Contract 2016 contract administration skills and commercial acumen. MRICS, FRICS, or equivalent professional standing is typical.
MRICS or FRICS chartered surveyors and real estate professionals with expertise in development consultancy, feasibility appraisal, site acquisition due diligence, and strategic asset management across commercial and residential sectors in England and Wales. Experience of advising local authorities, housing associations, or private developers on capital investment decisions is particularly valued.
Consultants with experience of healthcare construction project management and design coordination, including oncology treatment centres, LINAC vault installations, proton therapy facilities, radiation protection bunker design, NHS refurbishment programmes, and specialist clinical environments. Experience of coordinating with clinical equipment manufacturers (e.g., Varian, Elekta) and compliance with the Ionising Radiations Regulations 2017 (IRR17) is highly desirable.
MRICS or FRICS quantity surveyors and cost consultants with experience of pre- and post-contract cost management, value engineering, final account negotiation, and life cycle costing across multiple procurement routes — including NEC4 Engineering and Construction Contract (target cost and activity schedule options), JCT Design and Build Contract 2016, and JCT Standard Building Contract 2016. Public sector experience with auditable cost reporting and compliance with public procurement regulations is particularly valued.
